Why The Most Natural Way To Do Deals Is The Most UN Natural Way

If you have been a real estate investor for a while you see how things have changed.
 
You see people chasing the same deal, turning in multiple offers on the same beat up fixer upper and justifying it as “ the market” and after a year of that...
they quit the biz.
 
i learned that the most natural thing to do is ...
 
well, I should tell you this part first.
 
I learned it when I went back as an alumni on How buying apartment buildings seminar. 
 
I had my name plastic tag on with the little rockers on it...
my seminar bag with all the extra shit, clappers, mini foam football and tons of BS they give people to milk more money out of the newbees CC cards..
 
FYI, I have bought A LOT of stuff from events ( so I aint judging, worth every penny) 
 
HELL MAN, I even sat in the alumni section and all 
(I felt all cool lol ) 
 
They asked who had closed a deal “ please stand up” 
 
I was like OH SHIT, I DID! And I stood up out of about 300 people or so maybe 2 or 3 others was standing too..
 
I HAD NO IDEA
 
other people weren’t doing deals …
 
Hell, i literally thought that if you did the seminars, you were getting shit done!
 
aparently not so.. :( 
 
I grabbed the mic and told them how I bought yet another small apartment building, seller financing and was cash flowing, ALL with no money out of my pocket
( cause I didn’t have any at the time) 
And no bank financing  ( cause my credit sucked) 
 
i got a few high fives and " lets talk later" whispers from people sitting behind me and I kinda was thinking, that was weird... 
 
After the break something crazy happened. 
 
Everyone that talked to me wanted to take me to lunch..
 
and at lunch someone asked me “what did I do different to do that deal?”
 
and I had the same book, seminar info, plus I had a year of cutting teeth before that seminar BUT I damn sure wasnt experienced.. 
 
So I belted out the Only thing I that wasnt in any book I had read so far... 
 
Here it is... this was my secret sauce
 
“ I did what I said I would do” 
 
one guy Laughed at me ( like really gut laughed ) and said no really? 
 
( apparently this shit was GOLD to them they were all taking notes too) 
 
Then for the first time I realized that the most natural way to do deals was literally the MOST unnatural way ..
 
this just made complete sense to me... 
 
look for a deal that a seller had a problem.
structure the deal the way it made sense for ME and him…
 
Then simply DO WHAT YOU SAID YOU WERE GONNA DO. 
 
I KNOW YOURE SAYING, I ALREADY KNOW THAT,
OR 
WELL THERES MORE TO IT THAN THAT...
 
BUT IF YOU ARENT DOING IT...YOU DONT KNOW IT, YOU MIGHT HAVE HEARD IT, AND MOST CAN TALK ABOUT IT BUT WERE TALKING ABOUT ACTUALLY...
DOING IT..
 
I haven’t talked to everyone on the planet but I know a few investors.
 
We are in the “integrity” business. 
we are in the people business..
we make our money by solving PEOPLES problems... 
( and sometimes lose our money solving problems... it aint all roses and shit) 
 
... you get deals on the houses, buildings and developments as a part of it  
 
 most people RUN from deals because you Gotta actually do what you say… 
 
And that Aint natural for most people… 
 
Usually its the opposite, 
 
have you Ever been in a situation where you thought things were good and otta no where... BAM!!!!! 
 
Someone drops the f**kIN BALL ???
 
And thats usually followed by an "oh well"... 
 
THATS MORE NORMAL TO PEOPLE NOT THE OTHER WAY AROUND. 
 
That’s why investors get stuck in red tape sometimes. Other investors before them screwed it up and they’re limited in how they play in their business, and That sucks… 
 
So To get shit done in OUR world doing what you say ( the best you can )
is
UN natural but it IS the WAY… 
 
If you want to close more deals then have a legit conversation with a seller and tell em what makes sense…
 
Just solve their problem, and bust ass and do what you say you will…
 
Being a Real Estate Renegade is simple. 
 
 Do what 70% of the investors won’t do…
